I am getting ready to re-finish the wood floor in our house. The floor currently has a poly-urethane finish that is getting weak. We have a 6 month old baby and I am looking for a product with low VOCs. The last time I finished the floor we were not living in the house and their was plenty of time to allow the poly-urethane to cure and gas out. Can anyone recommend a durable finish with LOW VOCs that can be applied over the current poly-urethane topcoat.

I can only recommend the Tykote system by Basic Coatings....Streetshoe is a very durable water base poly-urethane finish with a very low VOC that can be applied over the existing finish, the system will deep clean your floors before any finish is applied...leaving your floors clean ( not like screening ) before applying the finish, the process is very fast and less expensive.
Healthy wood floor finishes.
Water based wood floor finishes can be applied in occupied dwellings. There is still some odor and the professional ones have low VOCs but may have other exempt compounds not listed as VOCs. Check out AFMs floor finishes. Another cool product I have used recently is Rubio Monocoat. It is a plant based finish that applies easily. Wood floor finishing is really about the preparation. Any new finishing will most likely require some form of re-sanding. If the finish is actually releasing from the floor adding more on top of it will not fix the problem. You may want to do a little more research and get a couple of quotes from the pros before you tackle this project. In the meantime look at putting down some of the FLOR carpet tiles. They are easy to install, come up quick for cleaning. Will cover up the wood floor as long as you need to. They also look great and Interface is at the front of the pack in the green movement.
